Common questions about PropertyMCP.

What is MCP?

MCP (Model Context Protocol) is a standard that lets AI tools like Claude Desktop and Cursor access external data sources. PropertyMCP uses MCP to give Claude access to 8 real estate tools through a single config file.

How do I install PropertyMCP?

Sign up for an account, get your API key, then paste the MCP config JSON into your Claude Desktop or Cursor settings. Restart the app and you are ready to go. Full setup guide is in our Getting Started docs.

What data sources does PropertyMCP use?

Property listings from Zillow, demographic data from the U.S. Census Bureau (free, open), school ratings from GreatSchools, walkability data from Walk Score, mortgage calculations from pure math, and listing descriptions from Claude AI. All data is cached and refreshed on a schedule.

Is there a free trial?

Yes. Every new account gets a 7-day free trial with 100 API calls per day. No credit card required to start. After the trial, choose a plan starting at $29/month.

Can I cancel anytime?

Yes. Cancel anytime from your dashboard or the Stripe billing portal. No contracts, no cancellation fees. Your access continues until the end of your current billing period.

Do I need separate API keys for each data source?

No. That is the whole point of PropertyMCP. You get one API key and it handles all 8 data sources behind the scenes. No Zillow key, no Census key, no GreatSchools key — just one PropertyMCP key.

How accurate is the property data?

Property data comes from Zillow and is cached for 24 hours. Neighborhood data from the Census Bureau uses the most recent ACS 5-Year estimates. School ratings are cached for 30 days. Walk scores are cached for 7 days. For critical decisions, always verify with primary sources.

What is the rate limit?

Starter: 500 calls/day. Pro: 2,000 calls/day. Team: unlimited. Free trial: 100 calls/day. Limits reset at midnight UTC.

Can I use PropertyMCP with VS Code or other editors?

Yes. PropertyMCP works with any MCP-compatible client. Currently supported: Claude Desktop, Cursor, and VS Code (via .vscode/mcp.json). Any tool that supports the MCP protocol can use PropertyMCP.

What happens if I exceed my rate limit?

You will receive a clear error message with your current limit and a link to upgrade. No data is lost. You can continue using PropertyMCP after the daily reset at midnight UTC, or upgrade to a higher tier immediately.

Is my data secure?

Yes. All API communication uses HTTPS. API keys are stored encrypted. We do not store your property searches or listing descriptions. Usage events are logged for billing purposes only.

Can I add team members?

Pro plan includes 2 agent seats and Team plan includes 3 agent seats. Each team member gets their own API key. Team management is available from the dashboard.
